The lender seizes ownership of the home, but it doesn&#8217;t happen  overnight. The home is typically seized after adjustments have been  made in payment plans to allow the homeowner to regain ownership of the  home.</p>
<p>Purchasing foreclosures is a great way to invest in real  estate because you can purchase a home for as much as 60% off the market  value of the property. Because there are so many foreclosure listings  on the market today, many people are turning to buying foreclosures as a  way of accruing wealth. Usually sold as short sales, REOs, or auction  homes.</p>
<p><strong>REOs </strong>- Also known as &#8220;bank-owned property,&#8221; an REO, which  stands for &#8220;real estate-owned,&#8221; is a property that has gone back to the  mortgage company after an unsuccessful foreclosure auction. Unsuccessful  sales can happen because what is owed to the bank is typically more  than what the property is actually worth. Once the bank owns the  property, the mortgage loan no longer exists.</p>
<p>If you&#8217;re looking to  purchase REOs, you&#8217;ll be dealing with a bank, typically an entire  branch that specializes in REOs. Properties are sold &#8220;as is,&#8221; so you&#8217;ll  want to do your homework to property investigate the property. You&#8217;ll  want to research the values of the homes in the neighborhood. A common  mistake with REOs and foreclosures &#8211; getting in a bidding war and paying  over market value.</p>
<p><strong>Short Sale</strong> &#8211; A short shale is when the  mortgage company or bank reduces the note and you purchase the note from  the mortgage company. This essentially comes at a loss to the bank and  depends on the amount the bank is willing to accept.</p>
<p><strong>Quick Sale</strong> &#8211;  These are houses that are priced below other houses in the area to sell,  just as the name suggests &#8211; FAST! But don&#8217;t let this fool you. It may  be labeled a &#8220;quick sale,&#8221; but it doesn&#8217;t mean the home is automatically  lower that comparable homes in the neighborhood. This is why you must  do your research.</p>
<p><strong>ROI</strong> &#8211; Also known as &#8220;return on investment,&#8221; this  is the profit you make after you&#8217;ve purchased a foreclosure, short  sale, or quick sale below market value, then made upgrades to the home  and re-solid at a higher price than the original purchase price, which  ideally is at market value or above, depending on whether you&#8217;re looking  for a long term investment or to flip a home quickly.</p>

<p>Ceilings, closets, and doors are items which  are not upgraded in new homes for sale. <p><strong>Ceiling customization</strong></p>
<p>Drywall,  plaster, and lathe are three ceiling types you can choose. Drywall is  the most common. Plaster and lathe, on the other hand, are found in  older homes. For both these two, you can either paint over them or cover  them in wallpaper. With drywall ceilings, there is less maintenance.  Repairing one is easy in the event of water damage. <p>While new  homes come with standard bedroom closet space, there are closets that  need custom installation: These include walk-in closets, utility  closets, linen closets, and coat closets.</p>
<p>Walk-ins are located in  bedrooms or bathrooms, and are used for storing clothes and accessories.  Utility closets are where cleaning items are stored, such as brooms,  vacuums, mops, and buckets. Linen closets are narrow and located near  bedrooms and bathrooms. This is where towels and bed sheets are stored.  The last one is a coat closet. You will find this near the front door of  any home.</p>
<p><strong>Door customization</strong></p>
<p>New homes for sale doors are  always generic looking. If you want to change things up, consider  installing French doors, sliding patio doors, and pocket doors.</p>
<p>A  French door is also known as a double door. These are also found in  single door units that allow light to enter from the outside or pass  from room to room. Sliding patio doors have two to four large glass pane  doors that glide horizontally on tracks. You can use this to enter a  patio, pool, or any type of outdoor living space.</p>
<p>Pocket doors  glide on a track into a wall pocket. These are used in small rooms to  create the illusion of no door. Made of solid glass construction, they  are frequently used as interior doors.</p>

If a mortgager or lender wants to  terminate a mortgage loan, a 30-day warning letter, called notice of  acceleration, is issued. This means that the mortgager party wants to  take ownership of your home unless you can pay the entire loan balance  in full. Without an acceleration clause, the lender or mortgagee can  only wait till all the outstanding payments are made or persuade the  court to sell of the property to settle accounts.</p>
<p>9. In strict  foreclosure, the lender party seeks the help of courts of law to  retrieve the due payments from the defaulting mortgagee. The mortgaged  property is auctioned publicly to generate proceeds that are used to  settle the unpaid debts.</p>

<p>When taking photos of a seller client&#8217;s home,  be sure to take the pictures in the best possible light, using the best  available equipment. When taking interior photos, be sure that the rooms  are clear of clutter and too many objects, as this will make the room  appear larger to the eye. Try to use as much natural light as possible,  supplemented by artificial light when the need arises.</p>
<p>Take  multiple shots of each room, using different angles and vantage points,  to highlight the size or depth of a room, as well as the features you  want highlighted and most noticed by the consumers. When possible, use a  tripod or other stabilizer to keep your camera from ruining a perfectly  good shot. Another good tip is to keep small pets and their accessories  put away so as not to distract from the room or view.</p>
<p>Just like  when staging a home for an open house or virtual tour, staging for  photos is key to presenting the best possible home for potential buyers.  The same goes for both inside and outside the property. Make sure your  home has curb appeal; keep those weeds and grass cut down, keep your  garden tools put away and your garbage cans out of sight. The same  suggestions apply when photographing a commercial property&#8230;put that  best foot forward for all of your print and Internet media. Seasonal  photos are okay, as long as they aren&#8217;t overrun with holiday decor or  obscured by piled up leaves or snow.</p>
<p>Lastly, after all the photo  taking and sorting through, take a step back. Have a third party look at  the photos and give you an honest opinion about how they look. It&#8217;s  better to take too many photos than not enough, that way you have plenty  to go through. Having plenty of photos is also a great opportunity to  further increase your visibility by creating a virtual &#8220;tour&#8221; video of  the photos you took. Proper placement with some pleasing music, and you  have a great marketing tool to bring in those potential buyers and  brokers.</p>

As a realtor myself and knowing what is really in the scope of the realtors expertise and due diligence I will give you some information on the subject.</p>
<p>As a buyer you do not pay your realtor any money either prior to or after a transaction, the seller or bank if it is a foreclosure or short sale pays all the realtor fees. This being the case, your realtor is still working for you but it is only fair to give the same courtesy to a realtor you work with as you would expect of a client of your own. Having a realtor drive you around for days on end and then buy a property with another agent or on your own is simply disrespectful and unfair to an agent that has worked hard for you. You would not want to work that hard for your boss and not get paid.</p>
<p>Your real estate agent should first make sure that you are pre-qualified with a good lender that you are able to qualify for the purchase of a home as well as how much home you can afford. Once you have done that then they should get a list of the criteria you want or must have in a home. Some of these things could be the size, area, number of bedrooms or bathrooms you need to have. They can then find all homes that meet your criteria and have you view them first on-line. You will then be able to narrow down your search based on the information on the listing as well as photos or virtual tours. You will also be able to get a satellite picture of the location and outside of the home. This will help you see if the home is in an area or on a lot that is within your guidelines.</p>
<p>Once you have narrowed down your search your agent will assist in you being able to view the homes you like. Is this really the biggest part of their job? This is not the most important part of the job that is for sure. Once you have chosen a property they will be writing up a legal contract with the specifications you have discussed with them. This will include price, close of escrow date, home warranties and title company. They are responsible for making sure the paperwork is in order and you understand what you are signing. Ask them questions if you do not understand, do not just arbitrarily sign the paperwork.</p>
<p>Once you are actually in contract and they have negotiated with the seller all aspects of the contract they will be assisting you with inspections, requesting and receiving repair work on the property. They will be sure all parties have the proper paperwork needed like the title company or lender that may be involved. They can help you keep track of any time sensitive dates which includes the inspection and those negotiations. They can but may not be able to be there when you sign the final paperwork at the title company. It is often difficult to arrange a time that is good for the title company, buyers and the realtor. The title work is handled by the title company and questions about that paperwork should be answered by the title company personnel. If you get questions answered on title paperwork from your realtor you need to understand this is not within the scope of their expertise.</p>
<p>Accounting and tax information is also something you need to get from experts in these fields and do not rely on your real estate agent to give out that type of information or you may receive information that is not valid.</p>

You can overcome an objection in a few different ways, but regardless of what method you use to overcome an objection, a structure will increase your success rate. Let&#8217;s go over a step-by-step structure of overcoming an objection.</p>
<p><strong>Step 1 &#8211; Acknowledge and Empathize</strong></p>
<p>The first step is to acknowledge and empathize with the objection. Keep in mind that this involves telling the customer that their objection is not that important. Obviously, telling anyone that his or her thoughts are not important is not the best way to strengthen a relationship. Because of this, the acknowledging and empathizing with the customer is extremely important. A great way of empathizing with the customer is to tell a personal quick 1 to 3 sentence story on when you felt the same way. For example, &#8220;I completely understand that you feel [objection]. I felt the same way when I [tell quick story].&#8221; This will help you avoid weakening the relationship.</p>
<p>Note: The &#8220;Feel, felt, found&#8221; method of overcoming an objection is a quick learning tool. It is effective because it gives people an easy to remember structure. However, in my opinion, it is an incomplete way to overcome an objection. It is, however, a great tool to help you remember to acknowledge and empathize (feel = acknowledge, felt = empathize, found = offer more information).</p>
<p><strong>Step 2 &#8211; Offer more information </strong></p>
<p>I&#8217;ve heard many sales trainers say that an objection is an opportunity or a request for more information. I agree. When a customer presents an objection, providing facts and more information on the topic is a great way to prove you are an expert and a great lead in to overcome an objection. Use facts gain the upper hand in an argument. For example, let&#8217;s say a customer says that the cost of using premium gasoline is too high. You could tell the customer, &#8220;Did you know that using premium gas can increase your mileage per gallon by 5%? So if premium gas is only 4% more expensive, you are actually saving money.&#8221; You could also say, &#8220;Did you know that using Premium gas can make car engines last 25% longer? Is the money saved on cheaper fuel worth the risk of incurring expensive damage to you engine?&#8221; I don&#8217;t know if these facts are true, but if they were, wouldn&#8217;t you start using premium fuel?</p>
<p><strong>Step 3 &#8211; Present your rebuttal</strong></p>
<p>Presenting your rebuttal is the step in overcoming an objection where you explain why the benefits outweigh the objection, present your solution, or present your argument. This is where you will actually overcome an objection.</p>
<p><strong>Step 4 &#8211; Reinforce pros and minimize the cons</strong></p>
<p>The purpose of this step is to reinforce your position. Once you presented your rebuttal, you can make your position stronger by reminding the customer of some of the key benefits of buying. This is also an opportunity to play down the objection. For example, &#8220;with a 5% increase in miles per gallon, a few cents more per gallon is not that big of a deal.&#8221;</p>
<p><strong>Step 5 &#8211; check for agreement</strong></p>
<p>The last step is to check for agreement. This is the part where you will test the customer&#8217;s reaction to your rebuttal. A simple, &#8220;right?&#8221; or, &#8220;what do you think?,&#8221; is enough. The importance of this step is to read the customers response and body language so you can adapt your sales pitch. This is extremely important because every customer is different, and every customer will react differently to the same rebuttal.</p>
<p>Overcoming an objection is not simple process. Overcoming an objection is a skill that takes practice. Overcoming every objection is impossible, but using these steps, the techniques in How to Overcome an Objection, and with practice, you can increase your success ratio significantly.</p>

<p>With the average time for a house to sell increasing every month, and  now standing at 50 days in New Plymouth, it is harder to sell houses.  You as the buyer are taking longer to make the descision to buy, as the  rush isn’t there. This in turn creates the buyer to be picky about what  they want to buy.</p>
<p>But on top of this sellers know that it is hard to sell there house.  Vendors should be starting to become smarter and realise that the market  isnt going to wait around for them. When a home enters the market the  buyer will look at it and compare it to the rest of the market. And make  there descision from there.</p>
<p>When it comes to putting offers on homes being cash unconditional is  the most powerful negotiation tool you can pull out of your pocket. This  gives the seller the certainty that there house is then sold once they  agree to the price.</p>
<p>Subject to sale means that the buyer needs to sell there house in  order to fund there purchase. Now alot of things can happen in this time  of trying to sell there house. One is that the owner of the house to  sell overprices and wants a higher price than that of the market will  give it. The other thing is that the condition or location of the home  means that there arent any buyers in the market for this home, or there  are others that are better. The third thing that can happen and which  has just happened to me recently is that the purchaser of the home that  needs to sell there home looses interest and cant be bothered to sell  there home any longer, or they have found something else that they like  and decide that they don’t want to sell. But in my case they didnt tell  me this, they just refused to listen to any advise i gave them and  avoided all the avenues that i tried to create for them so that a  sussessful sale could be negotiated.</p>
<p>Now this does happen and its a waste of everyones time when it does  happen. So for the people that want to sell there house to purchase  another one be very careful and make sure you are prepared to do all  that you can to sell your home.</p>
<p>At the end of the day a cash offer is far more powerful and you could  even negotiate a better price with cash as well. And remember that you  are buying and selling in the same market so any advantage or  disadvantage as a buyer and seller are canceled out.</p>
