Foreclosures – When a homeowners’ right to home ownership has been terminated because of the owner’s inability to make mortgage payments. Purchasing foreclosures is a great way to invest in real estate because you can purchase a home for as much as 60% off the market value of the property. Because there are so many foreclosure listings on the market today, many people are turning to buying foreclosures as a way of accruing wealth. Usually sold as short sales, REOs, or auction homes.

REOs - Also known as “bank-owned property,” an REO, which stands for “real estate-owned,” is a property that has gone back to the mortgage company after an unsuccessful foreclosure auction. Unsuccessful sales can happen because what is owed to the bank is typically more than what the property is actually worth. Once the bank owns the property, the mortgage loan no longer exists.

If you’re looking to purchase REOs, you’ll be dealing with a bank, typically an entire branch that specializes in REOs. Properties are sold “as is,” so you’ll want to do your homework to property investigate the property. You’ll want to research the values of the homes in the neighborhood. A common mistake with REOs and foreclosures – getting in a bidding war and paying over market value.

Short Sale – A short shale is when the mortgage company or bank reduces the note and you purchase the note from the mortgage company. This essentially comes at a loss to the bank and depends on the amount the bank is willing to accept.

Quick Sale – These are houses that are priced below other houses in the area to sell, just as the name suggests – FAST! But don’t let this fool you. It may be labeled a “quick sale,” but it doesn’t mean the home is automatically lower that comparable homes in the neighborhood. This is why you must do your research.

ROI – Also known as “return on investment,” this is the profit you make after you’ve purchased a foreclosure, short sale, or quick sale below market value, then made upgrades to the home and re-solid at a higher price than the original purchase price, which ideally is at market value or above, depending on whether you’re looking for a long term investment or to flip a home quickly.

The City of Bloomington

Bloomington, the twin city of Town of Normal, is situated in Illinois, in the heart of the state, to be exact.  The city is considered as the county seat of the McLean County, the biggest county in the state.  As of the 2000 census, Bloomington has a population of about 64,800 people.

Bloomington can easily be reached as there are public transportation systems that can take you to the city, aside from driving yourself to Bloomington.  You can travel to Bloomington via the train, or you can even travel via plane.

Bloomington is one of the most attractive and peaceful cities that many people are looking for to call home.  The city provides work for its residents, especially since a lot of manufacturers as well as companies and industries have made the city their home.  Aside from this, there are also schools in Bloomington where your children can go t.  There are, in fact, two universities here.  There are also two hospitals that cater to the needs of the residents, and there is also a convention center.  As for shopping and other day to day needs, Bloomington has two malls, an indoor and an outdoor mall.  Here, you can do your shopping and grocery needs.  Because the city has everything that you will ever want and need for a place that you can call home, more and more people are choosing to live here.  Right now, Bloomington is being considered as one of the fastest growing and developing cities in the whole of the state that it has even experienced an increase in the number of residents between the years 1986 and 1995 alone.

Some of the beautiful places that will make you fall in love with the city include the Bloomington Center for the Performing Arts as well as the Community Players Theatre.  Here, you can enjoy some of the best performances of artists.  Aside from this, there are also the McLean County Arts Center and the Twin Cities Ballet.  Other places that are worth a visit here include the Illinois Wesleyan University Merwin Galleries and the Miller Park Outdoor Summer Theatre.  Places that your children will love to visit and tour include the Children’s Discovery Museum of Central Illinois as well as the Kathryn Beich Candy Factory.

The Light Rail Line in Minneapolis-Bloomington, Minnesota – Additions in 2014

In 2004, The greater-Minneapolis area in Minnesota received an addition that would change the way city inhabitants travel to and from work. The light rail was introduced to boost Metro Transit travel and allow for an easier way to the Bloomington Mall of America from the Cities. The line, which is also operated by the company that owns all Twin Cities’ Buses, connects downtown Minneapolis to the Minneapolis-St. Paul International Airport and the infamous Mall of America.

This metro train runs twenty hours a day running every 7-15 minutes during the daylight, and about 15-30 minutes apart during evening hours. This line has become the city’s marvel and a great success for Metro Transit. About 65% more riders are using this easy to ride option through the city on a regular basis. The light rail’s route is quite simple. It starts in the Warehouse District of metro Minneapolis and moves just west to Downtown Minneapolis. It runs through downtown following Hiawatha Avenue through to Midtown at Hiawatha Park and to Fort Snelling. After that riders hit the International Airport and the last stop is at the Mall of America. IT is about 17 stops total, making a trip from downtown Minneapolis to the MOA about a 45 minute drive. It seems like a long time but the scenery and lack of rush hour traffic makes this a gold mine to travelers and mall goers alike.

There are three station locations that have park-and-ride lots which are free of cost. These are 28th Avenue, Bloomington, Fort Snelling, and Lake Street/Motown. These are extremely beneficial because parking downtown Minneapolis or at main stream attraction such as the Metrodome or the Target Center can get quite pricey. This is the mean reason riders love this new travel option.

The next phase of this Twin Citie’s Light Rail environment is the addition of a second line which will connect Downtown Minneapolis to the Twin Cities University which stretches along both Minneapolis and downtown St. Paul. The design is quite complex and the planning process is still underway. The project is expected to be complete some time around 2014, making traveling the Twin Citie’s Metro area a simple, organized manner.

To board a train you must buy a ticket beforehand at the stations where automated machines are placed around the all transit stations. Riders choose either a 6-hour pass or a 24-unlimited ride pass. A single fare costs the same amount as regular bus fare. Ticket inspectors partake in random passenger searches so make sure that when you hear the train horns, you have your ticket purchased and you are ready to hop on. More and more Minneapolis and Twin Cities citizens use the light rail which can sometimes make getting a place to sit a hard feat. Come early and secure a spot cause this light rail sometimes leaves in 30 seconds flat.
