If you have not dealt with Bloomington real estate agents and brokers, you will probably think that there is no difference between the two.  You will likely think that the word agents and brokers can be used interchangeably.  It can be even more confusing if you end up working with a “broker associate”. You will likely wonder, “What is a broker associate?”

There are actually many Bloomington Real Estate Agents. Of course, this is not exclusive in the city alone.  There are many agents all over the country.  Sometimes, they tend to introduce themselves as consultants, associates or realtors.  They all want to stand out.  But what’s the difference between a consultant and an associate?  What differentiates a realtor from an agent?

What is a Broker?

Bloomington real estate brokers are licensed to sell or buy properties.  An individual desirous of becoming a broker needs to meet state requirements before a license can be issued to him.  Requirements may include a four-year degree or completion of real estate courses.  A licensed broker may choose to work independently or he can get people to work for him.  His employees will operate under his license.  These people may be referred to as real estate agents or broker associates.

What is a Broker Associate or a Real Estate Agent?

A broker associate or Bloomington real estate agent is someone who works under the license of a broker.  He can earn a direct salary or he could be paid a certain percentage for each transaction.  He cannot work independently because license is required before someone can engage in buying or selling properties.  Brokers, however, are responsible for the actions of his or her agents or associates.

What is a Realtor?

When people talk of realtors, they generally refer to agents or brokers who are members of the National Association of Realtors (NAR).  They are people who are bound to observe the extensive Code of Ethics.  They are required to pay annual dues.

What are the Different Kinds of Agents?

There are several kinds of agents and they have different functions and responsibilities:

  1. Listing or seller agents.  These are individuals who represent the seller or owner of the property.  They can be Bloomington real estate agents or brokers.  Their primary responsibility is to protect the interest of the seller.
  2. Buyer’s agents.  As the name suggests, these agents work for the buyer and they protect the latter’s interest.  When they work exclusively for the buyer, they are not allowed to enter into a dual agency.  There are cases, however, when a buyer’s agent can also work with the seller.
  3. Dual agents.  These are Bloomington real estate agents who enter into dual agency.  They represent both the seller and the buyer.  Of course, a dual agency can still exist even if there are separate buyer and seller agents.  However, if both of these agents work under the same license, they are considered to have entered into a dual agency.
  4. Transaction agents.  These are listing or seller agents who also write offers for the buyer.  These Bloomington real estate agents do not exactly work for either the seller or the buyer.

Bloomington Real Estate Agents – Know When They Are Lying

Is your agent a liar?  You are definitely lucky if you are working with a competent and honest real estate agent.  Of course, most Bloomington real estate agents are honest, but there are some dishonest ones.  If you are still in the process of hiring an agent, you should know how to catch an agent if he or she is lying.  There are some things that some unscrupulous agents would lie about, so you need to know the truth about these things.

So, what do some Bloomington real estate agents lie about?

Although 90% of agents are honest individuals, there are some who would like outright.  Often, they would lie about themselves.  They would misrepresent their credentials and their experiences.  Many agents have online presence.  They run their own websites.

Although many of these agents are competent and credible ones, there are those that spend inordinate amount of time boosting their search engine rankings to look like reputable agents.  So, do not just buy whatever they feed you.  Make sure that you take your time to do your research and confirm their claims before you actually hire them.

So, what should you be on a look out for?

  1. The agent’s experience.  Yes, there are agents who definitely lie about their experience.  If the agent is mum about his experience, he likely has none or he has been in the business for less than five years.  You need to hire an experienced agent.  He or she must be able to anticipate the problems that could arise out of the transactions or deals.  Hiring someone who knows the business offers an assurance that he or she will likely be able to handle any kind of difficulty.
  2. The agent’s listings.  If you will visit various Bloomington real estate agents’ websites, you will notice that they offer listings.  Take note of agents who offer listings because this means that they are experienced agents.  They have created connections and clients, so they are able to create their own listings as well.
  3. The agent’s specialty.  Be careful when dealing with agents who claim to have specialties.  You will likely meet an agent advertising to be an FHA specialist but have yet to close a single transaction.  Sometimes, these claims are not accurate at all.  Sometimes, these are outright lies, so do your homework before you hire a “specialist”.

There are many Bloomington Real Estate Agents.  Although majority of them are honest, experienced and competent agents, there are some dishonest ones.  So, be careful when choosing an agent to hire.

Entering Into a Buyer’s Agreement with Bloomington Real Estate Agents

Should you do it?  Should you enter into an exclusive buyer’s agreement with your Bloomington real estate agent?  What does this mean for you?  Before you sign that contract, you need to know what it means and how it can affect you.

Should You Just Sign the Agreement?

If you are dead-set on working with the agent you are with now then go ahead, sign the contract.  If you are having second thoughts, then perhaps, you should consider putting the pen down and think about what you are really getting into.

Buyer’s agreements are meant to primarily protect agents.  It is common to hear of sad stories from agents who have failed to sign buyers to an agreement.  Of course, this is not the buyers fault.  It is up to the agent to make sure that an agreement is signed by the buyer.  It is also his responsibility to explain the ramifications of such agreement.

People are not comfortable entering into contracts that they do not understand.  Perhaps, you feel the same.  So, if you are thinking of buying a home and your agent is asking you to sign a buyer’s agreement, you should at least know what the contract means before you sign or decline to sign it.

Why Do Buyer and Agent Enter into an Agreement?

Bloomington real estate agents work hard especially if they are working for the buyer.  There are a lot of things that they need to do and doing these things would mean time, hard work and money:

  • They need to introduce the buyer to various lenders and help the buyer get loan pre-approval letters.
  • They will provide listings to the buyer and they have to make sure that the listings meet the buyer’s requirements.
  • They will get in touch with listing agents in order to confirm availability of properties that the buyer is interested in.
  • They will make appointments for their clients and drive them from one property to the next.  In fact, they could bring buyers up to 10 houses a day.

With all the work that Bloomington Real Estate Agents are putting into their service, they need some form of protection.  They expect compensation for their work.  If they do not have a contract, their clients could just turn to other agents without any second thought.  So, should you sign a contract with your agent?  Yes, if you are satisfied with him and her and you mean to see through with the purchase, then do not hesitate to enter into a buyer’s agreement.
